Total net worth includes your home equity and all assets. But for FIRE purposes, what matters is your investable net worth — liquid assets that can generate returns. Your FIRE number should be met by investable assets, not total net worth.
Home equity is valuable but doesn't generate income unless you downsize, reverse-mortgage, or rent. A $500,000 house and a $500,000 portfolio are very different things for retirement planning.
